What we’re looking for:

We are seeking a full-time Sales & Marketing Director to join our growing team. As a Sales & Marketing Director at Ackermann Group, you will be responsible for:

  • The oversight of all leasing efforts across all assets within the organization to achieve budgeted expectations in both Rents and Occupancy. Assets will vary in demand level based on the investment type and strategy and includes heavy emphasis on underperformance along with total renovation, lease-up, and transitional assets.
  • Hosting on-site training sessions for under-performing and lease-up assets. Also hosting routine training opportunities company-wide covering brand standards, expectations, and skillsets required for associates to be effective and successful in their role.
  • Monitoring training and development plans for all leasing staff.
  • Overseeing all Sales/Marketing efforts for acquisitions/transitions and Due Diligence projects.
  • Facilitating programs across the organization that drive results in achieving and exceeding budgeted expectations and/or bolster the community or organization’s brand. This includes collaborating with the Regional Manager team to ensure program expenses remain within budgetary constraints.
  • Setting monthly leasing goals for each asset and reviewing goal status routinely with each team; offering guidance and mentorship to achieve targeted results.
  • Collectively leading weekly lease-up and/or under-performing site meetings to review leasing strategies and goals, marketing plans, policies, and procedures.
  • Evaluating leasing agent metrics on a routine basis to ensure standards and consistency and provides recommendations to the Regional Manager for associates that may fall below specified metrics. Conversely, creating opportunities to recognize and celebrate when standards are being consistently exceeded by associates.
  • Supporting recruiting efforts, interviewing, and training new Leasing Agents.
  • Coordinating efforts to ensure that clubhouses, offices, models, vacant units, amenity spaces, and common area curb appeal meet Ackermann standards, ensuring that a positive impression is always being made by both the physical asset and the staff.
  • Maintaining intimate knowledge of the local market/submarket for each asset and has awareness of market conditions that yield impacts to performance. Submits data driven recommendations in a concise manner and provides meaningful suggestions to effectively market each asset, improve occupancy, and ensure resident satisfaction.
  • Evaluating comprehensive market survey for each asset to ensure accuracy. Reporting to the Executive Team in a formal manner for each asset on a quarterly basis in addition to an annual evaluation at the time of budgeting for the upcoming year.
  • Establishing and maintaining good relationships with all 3rd party vendors across the organization and working collaboratively with both the internal Ackermann Marketing team and 3rd party Marketing vendors to understand metrics and data to make recommendations and adjust strategies to achieve optimal performance at each asset.
  • Monitoring all advertising sourcing efforts to maximize ROI at each asset and collaborating with the Property Management team to provide recommendations on annual budgets and adjustments as needed to ensure peak performance throughout the year.
  • Monitoring online reputation performance and social media engagement at each individual asset in collaboration with the Marketing Manager. Providing asset specific recommendations, guidance, and goals to Office Staff to ensure authentic content creation that delivers increased engagement with residents and throughout a community while assisting in the oversight of creating authentic and timely responses to all online reviews.
  • In collaboration with the Yardi Specialist and Marketing Manager, ensuring a best-in-class approach with all CRM facilitated activities and communications to include both follow-up/prospect communication templates along with drip campaign/lead nurturing efforts.
  • Adhering to established policies related to fair housing including completion of assigned Fair Housing learning.
  • Working to create relationships with and follows-up on larger scale leads for new leasing opportunities with local businesses, large employers, and relocations companies. Developing and maintaining a relationship with key business contacts.
  • Representing the company at various networking and social functions, including but not limited to Chamber of Commerce events, Career Fairs, industry events, conferences, and seminars.

Requirements

The ideal Sales & Marketing Director will have:

  • Bachelor’s degree in Marketing, Communications, or related field
  • 3+ years of related experience
  • Exceptional sales and customer service skills
  • Previous commission sales experience
  • In-depth understanding of SEO/SEM, keyword research & Google Analytics
  • Strong analytical and organizational skills
  • Excellent oral and written communication skills
  • Mentoring and leadership skills
  • Ability to travel
  • Project management skills with experience balancing multiple priorities, deadlines, and budgets
  • Strong teamwork and interpersonal skills and adept at building/maintaining collaborative relationships
